1. The Verification Ecosystem

Bariportal Enterprise ("we," "our," "us") operates a strict verification ecosystem designed to build trust and eliminate fraudulent property listings in major urban centers such as Dhaka and Chattogram. Both landlords and tenants are required to undergo verification checks to ensure compliance with municipal rental laws and platform standards.

By listing a property or attempting to book verified housing, you agree to comply with these Verification Guidelines. Cooperating with our compliance desk ensures a smooth transaction and protects your listing status on the platform.

2. Landlord & Property Verification Process

To obtain a "Verified" badge for a listing, property owners or managers must complete a two-step validation process:

  • Document Submission: Landlords must upload a clear copy of their National ID card (NID) alongside ownership papers (e.g. land deeds/dalil, municipal holding tax receipts, or recent utility statements). These files are reviewed securely by our compliance desk.
  • Physical Audits: Bariportal validation agents conduct physical audits of the property when necessary. The agent verifies structural details, dimensions, and amenities to ensure that the online photos and descriptions match the physical reality.

3. Tenant Identity Validation

To support safety inside residential buildings, tenants must complete profile verification prior to booking a flat or commercial room:

  • NID Check: Tenants upload their National ID (NID) card details, which are securely verified against official records. This reduces the risk of anonymous bookings and helps landlords verify background details before signing a tenancy contract.
  • Tenancy Profile: Tenants are encouraged to complete details regarding occupational status, co-occupants, and contact information to expedite booking approvals by landlords.

4. Compliance and Fraud Prevention

We take a zero-tolerance approach to fake documents or misleading property listings. If our verification team detects forged deeds, duplicate accounts, or bait-and-switch pricing:

  • The landlord's listings are permanently removed from our active search indexing.
  • All active holding deposits in escrow are returned to tenants immediately.
  • The details may be forwarded to local municipal authorities under regional rent control and fraud laws.
