Refund Policy

Effective Date: July 10, 2026. Review booking deposit cancellation fees, escrow claims, and processing timelines.

1. Escrow Holding Deposit Framework

Bariportal Enterprise ("we," "our," "us") operates a secure digital escrow system to shield property seekers ("Tenants") and property owners ("Landlords") from rental fraud. When a tenant reserves a verified property, the booking deposit is held in our escrow vault and is governed by this Refund & Cancellation Policy.

No funds are disbursed directly to the Landlord until both parties sign the digital tenancy agreement and the keys are delivered. By completing a booking transaction on our platform, you acknowledge and agree to the guidelines, timelines, and processing fees outlined in this policy.

2. Cancellation Scenarios and Refunds

We apply distinct rules based on when and why a booking is cancelled:

  • Tenant Cancellation Before Approval: If a tenant cancels a booking request before it is approved by the landlord, a 100% refund of the deposit is processed, with zero cancellation fees.
  • Tenant Cancellation After Approval: If a tenant cancels after the landlord has accepted the booking, a 10% administration processing fee is withheld to cover payment gateway charges, and the remaining 90% is returned.
  • Landlord Cancellation: If a landlord cancels a booking after acceptance, the tenant receives a 100% refund of the deposit. The landlord may face penalties, including lower ranking scores and temporary listing suspension.
  • Failure to Hand Over Keys: If the landlord fails to deliver keys on the lease start date, or if the property differs significantly from the description, the tenant must report the issue within 24 hours. Upon verification, the tenant gets a 100% refund, and the landlord's account is flagged.

3. Refund Processing Timelines

Approved refunds are returned to the original payment channel utilized during checkout:

  • Mobile Financial Services (bKash/Nagad): Refunds are generally credited within 3 to 5 business days, depending on carrier systems.
  • Credit/Debit Cards: Refund credits typically take 7 to 10 working days, subject to the issuer bank's processing cycles.
  • Direct Bank Transfers: Credits are processed within 5 to 7 bank working days.

4. Disputed Claims

If a dispute arises regarding keys or property conditions, both parties agree to submit documentation (e.g. photos, agreements) through our Support Ticket Center. Bariportal compliance officers review the case and resolve the escrow disbursement within 5 business days. The decision is final and binding under platform guidelines.
