1. Booking Protection Overview
Bariportal Enterprise ("we," "our," "us") implements a robust Booking Protection program to protect tenants and landlords from rental scams, unilateral lease cancellations, and property misrepresentations in Bangladesh. This policy details how we secure your booking deposits, enforce keys delivery, and resolve disputes.
By making a booking or accepting a tenant's reservation request, you agree to be bound by these guidelines. Booking protection is only active for transactions processed through the Bariportal escrow system. Offline transactions are not protected.
2. Escrow Protection for Tenants
We safeguard tenant holding deposits by holding them in escrow until the tenancy is legally executed:
- Holding Deposits: When you book a flat, the deposit is held in a secure wallet and is not released to the landlord until both parties sign the digital lease agreement and key collection is verified.
- 100% Refund Guarantee: If the landlord cancels the reservation, fails to provide keys on the lease start date, or if the property differs significantly from the listing, the tenant receives a 100% refund.
- Reporting Window: Tenants must report keys or listing mismatches within 24 hours of the scheduled lease start date to hold the escrow payment.
3. Landlord Protection
Our program also provides security for landlords against last-minute cancellations and payment failures:
- Verified Renters: All booking tenants are required to complete NID identity validation, reducing the risk of anonymous or fraudulent bookings.
- Cancellation Compensation: If a tenant cancels a booking request after approval without valid reason, a processing fee is withheld, and a portion may be paid to the landlord to compensate for holding the property off the market.
4. Dispute Resolution Process
In case of disputes, our compliance team reviews documentation submitted via our Contact Center:
- Submit photos, conversations, and references to support your claim.
- Bariportal audits the case and releases or refunds the escrow deposit within 5 business days. The decision is final and binding under platform guidelines.
